SAN or NAS for a server room?

A NAS serves files over the network; a SAN serves raw block storage to servers over Fibre Channel or iSCSI, which is what virtualisation hosts and databases want. High availability means two controllers, so one failing hands over without the volume going down. Most offices want a NAS; a room running several hosts with shared storage wants the SAN, and both want dual controllers when downtime costs money.
